Very well equipped self catering villa with everything you could possibly need for a great family holiday or a stay with a group of friends. The main house sleeps 8 in 4 bedrooms with 3 bathrooms and the adjoining guest house sleeps 4 in 2 ensuite bedrooms. The Villa has been restored from a ruin and was strictly controlled by the Heritage Department so all the original features are still in place and this lends a very quirky authentic feel to the Villa. It has several stone walls with the original storage shelves for the olive oil and in the courtyard are the olive press and stone wheel. The bedrooms have a lot of privacy and there are 7 terraces and balconies around the Villa so plenty of room for reading a book or relaxing.
The living floor opens out onto a big terrace with sea and pool views and since 2014 we have a new summer kitchen / stone BBQ for even bigger cook ups ! Most of our guests spend a lot of time outside and the big wooden table on the terrace seats 14. The garden and pool are surrounded by sun terraces and we have 14 sunbeds and other comfortable chairs under the Gazebo by the pool. The whole Villa is geared for your comfort and is stylish and robust so you can just relax and enjoy the sun!
Main House – You enter the house from the rear courtyard into a hall with original stone walls and an arched ceiling. A door on the left leads into a shower room with WC and hand basin. In this room is a store cupboard. Straight in front a half glazed door leads into a twin bedroom ( 4.5m x 3.7m) with original stone wall, cupboard, chest of drawers, twin beds, bedside tables with lamps, full length and dressing table mirrors and 2 chairs. This room has a small window above eye level. An adjacent glass door leads to a terrace.
From the rear courtyard a terrace with double opening doors leads to a double bedroom (6.1m x 3.4m). This has a large wardrobe and shelves, cupboard with tea and coffee making facilities, double bed, dressing and bedside tables, lamps, full and dressing table mirrors, chair and easy chair. The terrace has a table and 2 chairs. This room has an ensuite shower room with WC and hand basin. If required it has an adjoining door with the previous bedroom.
From the hall there are stairs to the first floor. Straight in front is a door leading to the dining room and living area with original stone wall, oak table and chairs to seat 12, sideboard, drinks cupboard and a glass door to a small terrace. The kitchen is to the left and has a breakfast bar with stools, drinks fridge, fridge freezer,12 place dishwasher,1 ½ sinks, 2 taps, gas 5 ring hob, Electric fan oven, extractor fan, microwave and ice maker. Lots of storage cupboards and all the appliances are integral. It is fully equipped for 12 people. Double glass doors lead to the dining terrace overlooking the pool. A glass door leads to another terrace with easy chairs and both have sea views and is adjoining to the guest house.
Off the dining room and separated by a beamed wall is the snug. Seating for 6 with Satellite TV English programmes, cartoons, good sport coverage and most foreign language programmes, Sound system and DVD Player. Wireless internet access (bring your own laptop / tablet ).Log burner and window facing rear courtyard. Double sofa bed in this room.
From the first floor landing stairs rise to the second floor. To the left of the landing is a door to a double or twin bedroom(7.0m x 3.3m). 2 storage cupboards and shelves, dressing table and chair, easy chair, bedside tables and lamps, ottoman, mirrors. Door to shower room with WC and hand basin. 2 balconies with chairs and sea views.
To the right of the landing is a twin bedroom (3.6m x 3.1m) with balcony having sea and mountain views. Dressing table/chest drawers, chair, hanging rail and coat hooks, luggage shelf, bedside table,2 lamps, easy chair, mirrors. Door to shower room shared with previous bedroom.
Guest House – The front door to the house is reached via a short flight of steps onto a large terrace from the gravel parking area. A small hall with coat hooks gives access on the left to an ensuite double bedroom (4m x 3m) with double doors leading to a terrace with chairs and a table. The room is furnished with a wardrobe, dressing table/ chest of drawers, 2 chairs, bedside tables, 3 lamps, mirrors and a coat stand.
The second bedroom off the hall is an ensuite twin(2.7m x 3.2m) and has a small cupboard for hanging clothes, coat hooks, dressing table/ chest of drawers, bedside tables,3 lamps and mirrors. The window looks out to the garden. A large terrace with chairs is directly opposite the bedroom door across the hall.
Stairs rise from the hall and at the top of the stairs is a cloakroom with WC and hand basin. A door through a glass and beamed wall gives access to the sitting room which has a half glazed door onto the terrace joining the two Villas. The sitting room with vaulted ceiling has seating for 10 in easy chairs, large coffee table, plus a games table and 6 chairs. Various cupboards and shelves hold games, books and information on the area. The 4 windows have very good views of the sea and mountains. A small drinks/ beverage bar has cupboards, sink, 2 ring hob, fridge and 4 place dishwasher. A screen hides this facility if not required. Wood Burner.
Pool and Terraces
A large tiled sunny terrace surrounds the Villa and joins the main villa to the guest house. It is in two sections one has a table and chairs to seat 14, charcoal BBQ, side table, sea and pool views. The second part has a sitting area with chairs, coffee table, sea and pool views. Shade is provided by a canopy. The whole area is private and looks beyond the pool to woods going down to the sea. There are no houses to the front of the Villa. The terraces are fully fenced for small children. For 2014 we are adding a larger BBQ area with a stone BBQ and summer kitchen.
A gate leads to a short flight of steps from the terrace to the pool level. To the left is a small gravel area with table, chairs, sun umbrella and a lawn with shrubs and a fig tree. A natural rock garden has herbs of mint,thyme,rosemary etc.
In front is the flat deck pool (8mx7m) with Roman Style steps. It is 1m deep at the shallow end and 3m at the deep end. The pool is surrounded by ample paved terraces and 2 small lawns. It has screening with flowering climbers and shrubs all around this area and is a private sun trap. A raised paved area has a Gazebo. Fully equipped with 14 sun beds, swinging seat, small tables, other chairs and Umbrellas for shade. The pool averages 28 degrees in July and August.
Two small terraced lawns lead from the pool to the games area. This has table tennis Badminton and darts. A croquet set, balls and bats for the table tennis and darts are provided.
To the rear of the Villa is a gravel courtyard with the original mill stone and press and a covered Pergola.
The entrance through double gates and parking is at the side of the Villa out of site of the pool, terraces and garden. It is a gravel area that can take 5 cars. From here you can access both the Villa and guest house. Below the parking a large garage with the laundry – washing machine, drying racks, sink and toilet.It is tiled and can be used to store beach equipment etc. The maid and gardener will also use this facility when working.
The villa is in a convenient place for all facilities but enjoys peaceful surroundings in a village setting.
The Villa is reached by a small lane from the tarmac road in the village. It is the last house on the lane and has no passing traffic. A cluster of stone houses are behind the property. The owner lives nearby.
The village has no facilities other than two churches. Radovici is 5 mins in the car or 15 min walk with shops for food and beach equipment, veg and fruit stalls, post office, doctor, life guard, cafés and restaurants.
Footpaths lead from the house to Przno Beach with no need to go on a road.(15/20 mins ) the walk is spectacular and down hill but you can get a local taxi back if you don’t want to walk!
In the wider locality the Villa is 7k from Tivat with its facilities and airport and 7k from Kotor. As the airport is in the area the Villa gets occasional but non obtrusive distant aircraft noise.
The Villa is cleaned on your arrival and once in the week and extra maid service is available by arrangement. A small welcome pack is provided of tea,coffee,sugar,milk,biscuits,2 bottles wine,meat,cheese and bread.

Bogisici has no facilities other than 2 churches. Bread can be ordered for delivery. The nearest shops are in Radovici (5 mins) Deli, general store, fruit and veg stall, Post Office, Shops for beach toys and games, cafes selling pizza, pasta and grilled meat, several bars, doctor and the tourist office kiosk. The main supermarket is Voli which sells everything including some British brands. The meat counters are excellent and very low prices as is the wine and all fresh seasonal food. You will be surprised how cheap it is in MNE.
Banks with cash machines and for exchanging currency are in Tivat, Kotor and an ATM outside Voli.
There are restaurants and cafes within 5 minutes drive. Maestral in Krtoli does great fish on the waterfront and Astoria in Radovici has a good menu and service. In Tivat you have a huge choice of hand made pizza and pasta and fine dining at Prova. Porto Montenegro is a must for people watching and some of the longest yachts in the world spend the summer here. Pier One is the place to go for good reasonably priced snacks, meals and drinks.
Without doubt number the one activity is relaxing by the pool but if you want to explore:
A trip to Kotor and Perast is recommended for the stone architecture and winding streets. Grab a coffee and cake at Forza just inside the main gates or dine at Astoria. Walk around Perast and take the boat to Our Lady of the Rock Island; a local landmark.
Spend an afternoon driving around the Lustica Peninsular; untouched for centuries it has winding lanes and olive groves and you can arrange to visit an olive farm and taste the produce. Drive up the mountain road to Lovcen National Park (45 mins)
Water skiing, jet ski, sailing, hire a boat for the day (from 160€ for 12 persons) Paragliding, wind surfing, canoeing etc. Hire mountain bikes and scooters.
The night-life here has something for everyone.
