This exquisite villa offers very spacious accommodation on 3 levels for families and groups of friends. It has 6 ensuite double bedrooms, 3 with sea views, a huge living area, outside summer kitchen and BBQ. The villa is equipped with everything you could possible need for a fantastic, relaxing holiday in beautiful Montenegro.
As 3 of the bedrooms are on the ground floor it is possible to offer disabled access to the ground floor bedrooms. The restored farmhouse has original features and a fabulous 300 year old stone walled bedroom on the ground floor opening onto an arched hallway which was the original Olive / produce store. The dining room has a breakfast terrace with fantastic sea views over Porto Montenegro and Tivat bay and the grounds include a large private pool with water features, outside dining table for 14, table tennis room, darts and badminton. The whole villa is securely fenced with off road parking.
The Villa is situated in a small village on a private road. There are 4 houses on the same road all privately owned by local people. The property has large grounds and is arranged for privacy. The Villa is accessed from a small private road into the car park which is fenced and secure. From the car park you go through a gate into the Villa's garden and then enter the Villa through a covered hal. The 3 ground floor bed rooms lead off from the hall via an enclosed courtyard and a flight of stairs access the main living area.
From the front door you walk into a spacious hall with a cloakroom and stairs to the second floor bedrooms. The kitchen and dining room are open plan and very spacious with a glass wall to take advantage of the views. The glass sliding doors access a paved terrace with gated stairs leading down to the pool and garden. Double doors lead in to a separate sitting room with sea views and seating for 12. Sat TV, DVD player and a good selection of books and games.
The kitchen is bespoke and especially designed for the Villa. It has lots of cupboards and work top space, gas 4 ring hob, electric oven, microwave, dishwasher , American fridge freezer and all the utensils and small appliances that a large party would need. A breakfast table and chairs in this area.
The dining room has part stone walls and is airy and light. A large white oak dining table seats 14 and all the crockery and table mats etc are in a glass fronted storage cupboard.
The Villa has 3 twin bedrooms and 3 double bedrooms all with en suite bathrooms. Three bedrooms are on the ground floor directly off an enclosed courtyard with level access to the garden, pool and summer kitchen (BBQ). Three bedrooms are on the second floor all have sea views and balconies. The bathrooms all have showers and luxury fittings with ample hot water.
The bedrooms are furnished with very comfortable beds either in traditional wrought iron style or natural wood. Every room has bedside tables and lamps, wardrobes, chests of drawers, dressing table and chairs. We use white cotton linen on all the beds.
A large shaded arched undercover courtyard which is securely fenced offers views over the pool and garden it is furnished with comfortable dining chairs which reflects in style the years that the owners spent in Africa. The pool is surrounded by sun terraces with palm trees, lavender and rosemary in tubs and beds. A pergola offers further shade as the whole area is a sun trap with sun all day. A ‘summer kitchen’ is adjacent to the pool with a fridge, 2 ring hob and preparation area plus a large stone BBQ. A wooden table seats 14.
To the side of the pool is a games area with table tennis, darts and ball games. The pool is a flat deck Roman style pool (8 mtrs x 4 mtrs) with integral steps. It has a stunning backdrop of a weeping wall and two fountains. It is normally around 28 degrees in summer.
The car park is securely fenced from the lane with high gates. In this area is a basketball ring on a hard standing and badminton net on a grass lawn.

Bogisici has no facilities other than 2 churches. Bread can be ordered for delivery. The nearest shops are in Radovici (5 mins) Deli, general store, fruit and veg stall, Post Office, Shops for beach toys and games, cafes selling pizza, pasta and grilled meat, several bars, doctor and the tourist office kiosk. The main supermarket is Voli which sells everything including some British brands. The meat counters are excellent and very low prices as is the wine and all fresh seasonal food. You will be surprised how cheap it is in MNE.
Banks with cash machines and for exchanging currency are in Tivat, Kotor and an ATM outside Voli.
There are restaurants and cafes within 5 minutes drive. Maestral in Krtoli does great fish on the waterfront and Astoria in Radovici has a good menu and service. In Tivat you have a huge choice of hand made pizza and pasta and fine dining at Prova. Porto Montenegro is a must for people watching and some of the longest yachts in the world spend the summer here. Pier One is the place to go for good reasonably priced snacks, meals and drinks.
Without doubt number the one activity is relaxing by the pool but if you want to explore:
A trip to Kotor and Perast is recommended for the stone architecture and winding streets. Grab a coffee and cake at Forza just inside the main gates or dine at Astoria. Walk around Perast and take the boat to Our Lady of the Rock Island; a local landmark.
Spend an afternoon driving around the Lustica Peninsular; untouched for centuries it has winding lanes and olive groves and you can arrange to visit an olive farm and taste the produce. Drive up the mountain road to Lovcen National Park (45 mins)
Water skiing, jet ski, sailing, hire a boat for the day (from 160€ for 12 persons) Paragliding, wind surfing, canoeing etc. Hire mountain bikes and scooters.
The night-life here has something for everyone.
